Prague greenlights Czechia's tallest skyscraper

Prague city officials have approved the construction of Top Tower, which will become Czechia’s tallest building at 135 meters. The skyscraper, located in the Nové Butovice district, will feature a striking shipwreck sculpture designed by Czech artist David Černý in collaboration with architect Tomáš Císař. Developed by Trigema Group, the project will combine residential, office, retail, and cultural spaces in one vertical structure, symbolizing modern urban development in Prague.
As part of the planning agreement, Trigema will contribute nearly CZK 75.7 million to the Prague 13 district and the city for public space and infrastructure improvements. Around CZK 60.7 million of this amount will be directed toward enhancing parking areas, pedestrian underpasses, elevators, and public spaces. While the project is expected to rejuvenate the area surrounding the Nové Butovice metro station, it may also increase traffic, population density, and pressure on public transport.
The design has sparked debate among urban planners, historians, and art critics. Art historian Pavel Karous described the shipwreck installation as “greenwashing,” arguing that it conceals the project’s environmental drawbacks. Critics fear the tower will overshadow nearby buildings, contribute to traffic congestion, and intensify the urban heat island effect.
In response, Černý and Trigema’s CEO Marcel Soural have defended the project, emphasizing that the building’s compact and vertical structure is more sustainable than widespread suburban expansion. They also highlight the artistic and symbolic value of the shipwreck design, suggesting it will add a unique cultural dimension to the city.
Supporters have compared Top Tower to Prague’s Dancing House, which also faced strong criticism when first proposed but later became one of the city’s most recognized landmarks. Many believe the new skyscraper could follow a similar path, evolving into a symbol of contemporary Prague.
Construction is expected to begin once all permits are finalized and financial commitments are implemented. City officials and planners will monitor the project’s impact on urban density, transport systems, and public spaces. The development is part of a broader European trend toward multi-functional buildings that integrate living, working, and cultural environments in one sustainable framework.
A public poll conducted by Expats.cz shows that 40 percent of readers see Top Tower as a bold and creative addition to Prague’s skyline, 51 percent oppose the design, and 9 percent like it but feel it does not suit the city’s character.
Top Tower represents a significant step in Prague’s architectural evolution, blending innovation with controversy. As construction progresses, it will continue to shape discussions about the city’s balance between preserving its historic charm and embracing modern urban design.
